How this is calculated
This counts by LAYOUT, not by area. Sheets are laid whole in a grid and cut at the edges, so the honest count is how many sheets fit along each dimension, each rounded up, multiplied together. Dividing the area by 32 square feet and adding waste is the common shortcut, and it quietly assumes every offcut can be used somewhere else. Sometimes it can. Often it cannot - a 2 foot strip left over from one row is no use in the next row if that row also needs a full-width sheet. ⚠️ ORIENTATION CHANGES THE ANSWER, sometimes substantially. A 16 by 12 foot area from 4 by 8 sheets takes 2 rows of 3 one way, which is 6 sheets. Turned 90 degrees it takes 4 rows of 2, which is 8. That is two whole sheets for nothing but a decision, and the area shortcut - which gives 7 - would not have told you either figure. But orientation is not only an arithmetic question. For a SUBFLOOR or roof sheathing the long edge normally runs perpendicular to the joists or rafters, so each sheet spans several of them, and the joints are staggered between rows like brickwork rather than lining up. Those are structural requirements, not preferences, and they usually decide the direction before cost does. An expansion gap is standard practice - commonly about an eighth of an inch between sheets - because sheet goods move with humidity. That gap is not modelled here, and it does not change the sheet count on any normal job, but leaving it out is what causes a floor to buckle at the seams later. The waste allowance only affects the area-based figure. It is there for comparison, since some jobs genuinely can nest offcuts - cabinet parts and small panels, where you are cutting many pieces from each sheet rather than covering a plane. Nothing here accounts for openings, which on a wall or floor you would normally sheathe over and cut out afterwards rather than working around.
Common questions
- Why not just divide the area by 32?
- Because that assumes every offcut can be used somewhere else, and on a plane surface it usually cannot - a 2 foot strip left from one row is no help in the next row if that row also needs a full-width sheet. The area shortcut gives 7 sheets for a 16 by 12 area; the actual layout gives 6 one way and 8 the other. It is a reasonable check but it is not a count, and it never tells you which orientation you are being priced for.
- Does the direction really change the number?
- Substantially, and more often than people expect. A 16 by 12 area takes 2 rows of 3 sheets one way - 6 sheets - and 4 rows of 2 the other, which is 8. Two whole sheets on a small job, decided by nothing but which way you start laying. It is always worth checking both, because the calculation costs nothing and the sheets do not.
- So should I always pick the cheaper orientation?
- No - on structural work the direction is usually decided for you. For a subfloor or roof sheathing the long edge normally runs perpendicular to the joists or rafters so each sheet spans several of them, and the joints are staggered between rows like brickwork rather than lining up in a continuous seam. Those are requirements rather than preferences. Check the cheap answer, then check whether you are allowed to use it.
- What about the expansion gap?
- Standard practice is a small gap between sheets, commonly around an eighth of an inch, because sheet goods swell and shrink with humidity. It is not modelled here and it will not change your sheet count on any normal job - but leaving it out is what causes a floor to buckle and ridge at the seams a season later, so it is worth knowing about even though it does not affect the arithmetic.
- What do I do about doors and windows?
- Nothing, usually. On a wall or floor the normal method is to sheathe straight over the opening and cut it out afterwards - it is faster, the sheet stays square while you fix it, and the cut edge lands exactly where the opening is rather than where you measured it. So the full area is the right figure to buy against, and the offcut from a large opening may be usable elsewhere.
- When IS the area figure the right one?
- When you are cutting many small pieces from each sheet rather than covering a plane - cabinet parts, shelving, drawer boxes, small panels. There the offcuts genuinely do get used, nesting matters more than rows, and a waste allowance on the area is a sensible way to plan. That is why the figure is shown, with the allowance applied to it and not to the layout counts.
